Beverly Hills work is dominated by two things: the age and quality of the original construction, and the number of flues per building. The great estates of the twenties and thirties were built with multiple fireplaces as a matter of course — six, eight, occasionally more in a single house — and the flues serving them are frequently gathered into two or three large stacks with several separate passages running side by side inside each. Those stacks are the most technically demanding chimneys we work on. Each flue must stay isolated from its neighbours for its whole length, and the wythe dividing them is thin, old and impossible to inspect without a camera. When it fails, smoke from a fire in one room appears in another, which is both alarming and a genuine carbon monoxide question. Surveying a house like that properly is half a day's work and we would rather book it as such than pretend it is a routine call. The construction quality itself is generally superb, which changes the approach. Original firebrick, cast-iron dampers and decorative stonework of that period are worth conserving and are frequently irreplaceable. We repoint with matched soft mortar, repair rather than replace wherever the component allows it, and we will happily say that a ninety-year-old damper is worth restoring instead of swapping for something modern. The practical constraints are real too. Permitting is strict, several areas have historic overlay considerations, and access on the hillside streets north of Sunset can be genuinely difficult — narrow roads, no parking, steep drives and tile roofs that punish careless footwork. All of that is manageable and none of it is unusual for us, but it is why we ask questions when a Beverly Hills job is booked rather than simply putting it in the diary. Many of these houses have also had their heating modernised several times over the decades, so older stacks frequently carry a flue that once served a boiler or furnace and now serves nothing. Abandoned passages inside a working stack are worth identifying: they collect water, they can let gases cross into an adjacent flue where the wythe has degraded, and nobody mentions them because nobody remembers they are there.

Honestly, as the half-day job it is. A multi-flue survey done properly is not a routine call and we would rather book the time than rush it.
It should be looked at promptly. It usually means the wythe — the divider between two flues in a shared stack — has failed, and where smoke crosses, carbon monoxide can too.
Only if it genuinely cannot be restored. Cast-iron dampers of that era are often worth repairing, and the original detailing is usually irreplaceable.
