Toluca Lake is a small, mature, heavily treed neighbourhood, and both of those last two facts drive most of what we do there. The housing is largely from the 1920s and 1930s — Tudor revival, Colonial and Spanish traditionals, built when a fireplace was the room's focal point and was constructed accordingly. The fireboxes are generous, the mantels are original, and the masonry was done to a standard that mostly still holds up ninety years later. What has not held up is everything exposed at the top. Crowns from that era were commonly formed as a thin mortar wash rather than a properly cast, reinforced and overhanging slab, and after nine decades of sun and rain almost all of them have failed. A washed crown is the leading cause of water damage in houses of this age here, and the damage is often well advanced inside the chimney breast before a stain ever appears on the ceiling. The trees are the other factor. Toluca Lake has one of the densest mature canopies in the area — oak, sycamore, deodar — and a great many chimneys sit directly beneath overhanging limbs. That produces a constant supply of leaf litter into any uncapped flue, gives squirrels and raccoons a direct route onto the stack, and in the case of the larger limbs, physically abrades the crown and cap in wind. Chimney caps here do not last as long as they do out on the flats, and we check them as a matter of course. Because the housing is historic and largely intact, we approach it conservatively. Repointing and firebox repair rather than replacement, original detailing kept wherever it can be, and a strong preference for restoring what is there over selling an insert that would flatten the character of the room. Owners here tend to want that, and it is the right call for the building anyway.

Our house is from 1931. Is the chimney likely to need work?

The masonry body is often still sound. The crown almost never is — that era used a thin mortar wash rather than a cast slab, and ninety years is well past its life. It is the first thing we look at on a house of that age here.

Something is living in our chimney. What now?

Very common here given the tree cover. We remove the nest, check for damage and fit a cap with a proper animal guard so it does not recur. Timing matters in nesting season and we will talk you through it.

We would rather not lose the original fireplace. Do we have to fit an insert?

Usually not. On historic Toluca Lake fireboxes we would far rather repoint and repair than change the character of the room. An insert is a last resort, not a default.
