Reseda is flat, gridded and almost entirely post-war, which makes it one of the most predictable places we work. The housing went up quickly through the late forties and fifties as the Valley filled in, and it was built to a pattern: single storey, three bedrooms, shallow gable, one masonry chimney on a side wall serving a single open firebox in the living room. Once you have worked on a few dozen of them you can picture the chimney before you get out of the van. The predictability cuts both ways. Access is easy, roofs are safe to work on, and a routine sweep genuinely takes an hour. But because the houses were built at the same time to the same specification, they age at the same rate, and the components fail on roughly the same schedule street by street. Seventy-year-old clay liners, thin crowns and rusted throat dampers are the standard findings, and if one house on a block needs a crown recast there is a fair chance its neighbours are close behind. Reseda also sits near enough to the 1994 epicentre that a large share of its chimneys were damaged, repaired or rebuilt in the years afterwards. The quality of that repair work varies enormously. Some was done properly by masons who knew what they were doing; a good deal was done fast, cheaply and by people who were never coming back. Thirty years on we are still finding the shortcuts — stacks braced with straps that were meant to be temporary, crowns patched with ordinary mortar, and rebuilt sections tied into the original masonry with no proper bond. It is worth knowing which category your chimney falls into, and a camera survey plus a look at the exterior will normally tell us. The neighbourhood also has a substantial share of homes with additions and converted garages, which sometimes means a chimney that now runs through a living space it was never designed to pass through. Clearances to combustible framing are the thing we check for in that situation, and it is not something a homeowner can reasonably assess themselves.
