Woodland Hills is reliably the hottest place in the Valley in summer and one of the coldest on a clear winter night, and that swing is genuinely hard on masonry. Thermal cycling is what opens crown cracks and works mortar joints loose over time, and a chimney out here goes through a wider annual range than one ten miles east. It is the main reason we see crown failure earlier in Woodland Hills than the age of the housing alone would predict. The housing is mostly 1960s and 1970s, spreading up into the Santa Susana foothills and along the southern slopes toward the Santa Monica Mountains. The other regional feature is wind. The western Valley catches the Santa Ana hard, and the combination of strong wind and dense dry vegetation means uncapped flues fill with debris fast. It also means physical damage: we replace more storm-damaged caps and arrestors here than anywhere else we cover, and after a significant wind event we usually get a run of calls from these postcodes specifically. Warner Center and the newer development around it bring the other half of the work — sealed gas appliances in condominiums and townhouses, direct-vented, no masonry involved, and needing exactly the annual attention their owners generally assume they do not. Because so much of the western Valley was built in the same two decades, the chimneys here tend to reach the end of a component's life at roughly the same time as their neighbours. It is not unusual to work on three houses in one street in a season and find the same cap corrosion or the same crown crack on all of them. If a neighbour has just had work done, there is a reasonable chance yours is on the same clock — which is a good reason to have it looked at before the first cold night rather than after.

The widest annual temperature swing in the Valley, which brings on crown cracking earlier than housing age alone suggests. Largely 1960s-70s stock in Very High Fire Hazard Severity Zones with real fire history. Strong Santa Ana exposure causes repeated storm damage to caps and arrestors.

Why does our crown keep cracking?

Thermal cycling. Woodland Hills has the widest annual temperature range in the Valley and masonry expands and contracts with it. A properly cast crown with an overhang and an expansion joint lasts far longer than a mortar wash.

We lost our chimney cap in the last windstorm. Is that common here?

Very. The western Valley takes the Santa Ana hardest and we replace more storm-damaged caps in these postcodes than anywhere else. A properly anchored cap makes a real difference.

We are in a high fire hazard zone. What should we be doing?
