North Hollywood has the most varied housing stock of anywhere we work, and it is the variety rather than any single characteristic that defines the job. Within a few blocks you can go from 1920s Spanish bungalows with original tiled hearths, through wartime and post-war tract, to recent multi-family construction around the NoHo Arts District where the fireplaces are sealed gas units with direct venting and no masonry involved at all. The older bungalow stock is the interesting part. Those 1920s chimneys are small in cross-section by modern standards, often beautifully detailed, and built with lime mortar that behaves completely differently from anything mixed today. Repointing one with a hard modern mix is actively destructive — the new mortar is stronger than the brick around it, so the brick face spalls instead of the joint yielding. We mix soft for those, and it is the main reason we would rather do the masonry ourselves than hand it to a general contractor. Small flue cross-sections also mean these chimneys block faster. There is less margin before a nest or a season's worth of leaf litter starts affecting the draw, and a homeowner who has never had a problem can get a room full of smoke from what would be a minor obstruction in a larger flue. At the other end, the newer apartment and condo construction brings a steady stream of direct-vent and sealed gas appliance work. Those have no soot and no creosote, which convinces a lot of owners they need nothing at all. In fact they want annual attention as much as anything else: intake and exhaust terminations get blocked, gaskets harden, and the safety devices that shut the unit down are the only thing standing between a fouled vent and a problem. The failure is quieter, not less real.
