Much of it was built from the eighties onward, a great deal of it in planned communities, and the fireplaces are overwhelmingly manufactured units rather than site-built masonry — direct-vent gas inserts, sealed appliances, and metal fireboxes inside framed and stuccoed chases designed to look like chimneys from the street. That distinction matters more than most owners realise. A framed chase is not a masonry chimney and it does not fail like one. Its weak point is the chase cover on top — a sheet-metal lid that is frequently the cheapest component in the whole assembly and, once it corrodes or its seams open, drops water straight into a wood-framed cavity. By the time that shows up inside the house there is usually framing damage as well. It is invisible from ground level and it is the single most common serious finding we make in this city. Fire is the other defining factor. Calabasas sits in high fire hazard terrain with a real and recent history, and both the regulations and the residents take it seriously. Ember-resistant construction, spark arrestor condition and keeping the area around any termination clear of vegetation are all genuine priorities here rather than boxes to tick. We check arrestor mesh on every visit and we will tell you if what is up there has corroded through. The gas appliances themselves need annual attention that they very often do not get, precisely because they produce no soot to prompt anyone. Burners drift out of adjustment, glass gaskets harden and stop sealing, intake and exhaust terminations get obstructed, and the safety interlocks that shut the unit down are the only thing between a fouled vent and a problem. Silent is not the same as fine.

We have a stucco chimney. Is that different from brick?

Usually very different. Most stucco chimneys here are framed chases around a manufactured metal firebox. They fail differently from masonry — the chase cover on top is the weak point and it lets water into wood framing.

Our gas fireplace works fine. Does it need anything?

Yes, annually. There is no soot to warn you, which is the trap. Burners drift, gaskets harden, terminations block and safety interlocks age. Quiet failure is still failure.

What matters most given the fire risk here?

Spark arrestor mesh in sound condition, an ember-resistant cap, and clear space around the termination. We check all three every time and we will tell you plainly if the mesh has corroded through.
