Serving Van Nuys

Van Nuys is the oldest civic centre in the Valley and its housing stock shows it. Large parts of the neighbourhood went up between the late thirties and the mid fifties, which puts a great many of the chimneys we service here somewhere between seventy and ninety years old — genuinely at the far end of what an unmaintained masonry stack will do without intervention. The lots here are generous and the houses mostly single-storey, which makes the physical work easier than in the hill neighbourhoods. Roof pitches are shallow, access is straightforward, and a routine sweep is genuinely a routine sweep. The complication is that many of these properties have been through several owners and at least one significant remodel, so what is behind the drywall is not always what the original plans would suggest. Additions built up against an existing chimney, fireplaces closed off and forgotten, and flues that now serve a furnace or a water heater rather than a fire are all things we find regularly. There is also a large rental and multi-family component in Van Nuys, and we do a steady amount of work for landlords and property managers who need a dated inspection report on file. Those tend to be scheduled rather than urgent, and we can usually work through several units in a morning.

Late-1930s to mid-1950s stock, so unlined and under-lined flues are common and worth filming rather than assuming. Flat lots and shallow pitches make access easy. Significant rental stock means recurring scheduled inspection work.

Quite possibly not, and that is worth knowing rather than guessing. A camera survey settles it in twenty minutes and tells you whether it needs relining or simply monitoring.
