Pasadena has the oldest and architecturally most significant housing stock we work on, and it demands a different standard of care. This is the home of the American Craftsman bungalow, and streets in Bungalow Heaven and around the Arroyo carry concentrations of early twentieth-century houses that are protected by landmark district status. None of that is replaceable, so the approach is conservation first. We repoint with soft lime-based mortar matched to the original, because a modern Portland-heavy mix on hundred-year-old brick will spall the face off it within a few seasons. We repair firebrick rather than tearing out and relining where the condition allows. And we will always argue against dropping a modern insert into an original Craftsman firebox unless there is genuinely no alternative, because it is not reversible and it flattens the thing that makes the room. Age brings genuine safety questions alongside the aesthetic ones. Houses of this period were frequently built with unlined flues, and a hundred years of use plus several significant earthquakes leaves a lot of them with cracked or displaced masonry that cannot be seen from either end.
