An inspection is the only way to know what is behind the brick. NFPA 211 sets out three levels: a Level 1 for a system in continued service under the same conditions, a Level 2 whenever the property changes hands, the appliance changes, or the chimney has been through an event such as a fire or an earthquake, and a Level 3 when something has to come apart to see it. Around here the Level 2 does most of the work — this is a region where houses turn over frequently and where a great many chimneys have quietly been through a significant earthquake. A stack that has looked fine for thirty years can have a shear crack halfway down that only a camera will ever find.
If something we swept or repaired is not right, we come back and put it right at no charge. That has not changed in ten years and it is not going to.

What you get
Every inspection is recorded. You watch the screen with the technician rather than being told about it afterwards.
A dated report with photographs, component by component, in language you can hand to a buyer or an insurer.
Short-notice turnaround for property transactions, laid out the way agents and underwriters expect it.
Not the cheaper visual-only look. If the house is changing hands the flue gets a camera.
If the chimney is sound the report says so. We are perfectly happy to be the people who told you nothing needs doing.
Next year's report sits next to this one, so movement and decay are obvious rather than argued about.

Step by step
Appliance, fuel, liner type and the history of the system as far as it is known.
Crown, cap, flashing, masonry and the stack's line, photographed from the roof.
Firebox, damper, smoke shelf and hearth, checked by hand.
Full length, recorded, with you watching it happen.
What is a hazard, what is maintenance, and what is simply age — clearly separated.
Same-day write-up with photographs and, if anything needs doing, a price that is not tied to using us.
Questions
A Level 1 covers the readily accessible parts of a system in continued service. A Level 2 adds the camera survey of the flue's full length plus accessible attic and crawl space runs, and is what NFPA 211 calls for on a property sale, an appliance change, or after an event like an earthquake.
Usually within two business days, often next day. Tell us the closing date when you book and we will work to it.
Not automatically — they are separate jobs and we price them separately. If the flue needs sweeping to be inspected properly we will say so before starting rather than after.
It is the one thing NFPA 211 asks for every year regardless of use. It is also the cheapest visit we do, and it is how the expensive problems get found while they are still small ones.
Also on the van

Rotary brushing from cap to firebox, every trace of buildup pulled out under HEPA suction, and a camera pass down the liner.
